From Opportunity to Action in Real Estate: One Year On with MHCLG & UKPA

Opening Keynotes | Launching the Hub at UKREiiF

One year after the launch of The Opportunity for PropTech report with MHCLG, this session explores how the real estate sector, both central and local Government, and industry partners are turning insight into action. We’ll examine progress made, remaining challenges, and the next steps to accelerate digital transformation across the UK built environment.

12:00 – 12:45

Building a Data-Led City: How Data Can Rethink Development and Sustainability

Cities, real estate, and the built environment generate more data than ever, yet decision-making often lags behind the information available. How can developers, investors, planners, and other stakeholders navigate complex dynamics, sustainability pressures, and fragmented datasets to truly unlock the potential of data?

This panel will explore the opportunities and limitations of spatial, operational, and ESG data in shaping more informed, collaborative, and forward-looking decisions. Experts from across real estate and adjacent sectors will discuss where data succeeds, where it falls short, and how it can help tackle complex challenges in the built environment.

12:45 – 13:30

Lunch & Learn with VU.CITY & Etainabl

Grab a sandwich, pop on a headset, and explore the future of property through bite-sized demos from a mix of solution providers helping to shape the future of the built environment.

This informal, drop-in session is your chance to discover new tools, technologies, and approaches, at your own pace, right from the stand.

15:15 – 16:00

AI Readiness Gap: Infrastructure Before Intelligence

Explore why many CRE organisations struggle to implement AI despite market enthusiasm. Focus on foundational requirements including data quality, standardisation, governance frameworks, and integration architecture. Discuss realistic timelines for building AI-capable infrastructure and the risks of premature AI adoption without proper data foundations.

16:00 – 17:30

Data-powered plans: MHCLG’s next digital frontier

Councils and Strategic Authorities across England will embark on an unprecedented wave of plan-making in this Parliament. This demonstration session will explore how the MHCLG Digital Planning Programme is progressing with data standards, support for the market and guidance that will help plans get prepared and adopted faster and lead to more engaging policy.

MHCLG, PropTech companies and planning authorities will outline the need and the opportunities for planners and modern planning software providers to deliver the next generation of plans together.

11:30 – 12:15

The Intelligence Gap: Why 'Smart' is no longer enough to save the UK’s Real Assets

Smart buildings are no longer just a vision, they are central to tackling the operational challenges facing property companies today. This panel will explore the shift from ‘Smart’ to ‘Intelligent’ buildings and the resulting Intelligence Gap, highlighting both the technical evolution and the tangible operational risks of inaction. Discussions will examine how integrated infrastructure, IoT, and automation can drive efficiency, enhance tenant experience, and support ESG and sustainability goals, while also addressing cyber-security implications and the financial 'cost of no action' for UK landlords.

Leaders from across the real estate sector will share strategic insights, debate key challenges, and explore how digital technologies can move organisations from planning to action, shaping the future of connected, high-performing, and resilient buildings.

12:15 – 13:30

Lunch & Learn with Swift Connect & Waste Tracker

Grab a sandwich, pop on a headset, and explore the future of property through bite-sized demos from a mix of solution providers helping to shape the future of the built environment.

15:30 – 16:15

Liability, Governance, and AI: The Conversation the Industry Needs to Have Now

As AI moves from a productivity tool to an operational agent, flagging risks, and even influencing operational efficiency and asset planning decisions, a set of questions is emerging that the industry has not yet answered. As organisations begin to explore AI’s role in areas such as long-term asset strategy, capital planning, and investment prioritisation, including its growing connection to sustainability outcomes and capital allocation decisions, the implications extend well beyond efficiency gains.

Who is liable when an AI-driven decision goes wrong? How are professional standard bodies responding? How can organisations ensure that AI adoption is not only responsible but also environmentally and operationally sustainable, particularly when it begins to inform critical decisions around asset investment and infrastructure planning? And is the instinct to slow down on AI adoption a sensible risk strategy, or a competitive disadvantage in disguise?

16:15 – 17:30
